How grim do you want it for £350k?

This grim?

0_LL_DCM-030522-Chalet-Hayle_07.jpg

Or this grim? Imagine spending a winter's night in this cosy room.

0_LL_DCM-030522-Chalet-Hayle_02.jpg

How about this grim, and this bathroom is even separate from the "house"?

The only thing going in its favour is that it is very close to a long sandy beach.

Alternatively you could spend your £350k on a house with an indoor bathroom and which won't blow away in a storm.

Its EPC rating must be eye watering; and similar to that of my old garden shed.

Not so long ago, a chalet on the Towans would have been £9000-£12000

That's more like it.  If you lived there it would be like camping out in a shed.

It's an asking price rather than something that an idiot has actually paid.

Very good.

Though on that basis 99% of sellers are greedy as they take the highest offer.

Sugarlips

Interesting little anecdote from an island estate agent, I asked if the interest rate rises have slowed sales, their response:

It has quietened down recently, more with everything happening in Russia more than the interest rates to be honest. We’ve always had a heavy footfall of mainland purchasers; either looking at selling their main residence and moving to the island or investing their money on property over here but since the war started; we’ve really felt it.

It's a proper shit show. Busy weekend loads of people in town centre walking past King's Arms which has no food available as the no longer have catering staff.

Oddly The Round which is trendy enough for people to queue to go into doesn't open on Sunday or Monday.  I guess they just give the staff the time off.

Families in Cornwall are being sent out of the county into emergency accommodation as the "extreme pressure" on the housing sector continues.

Cornwall Council says four families are having to be housed outside the county.

The number of people in emergency accommodation has risen to 1,500, up from about 1,000 a year ago.

The council said "in a very small number of instances" accommodation outside of Cornwall was offered as a "last resort".

More landlords were turning to lucrative holiday lets said Olly Monk, Cornwall Council cabinet portfolio holder for housing and planning.

They are doing well. We currently have just over 2,000 'homeless' on 30% of their population.

...and its likely going to be freezing even during most overcast days, and seeing as there's no hardstanding, you'll moving around in mud if there's a whiff of rain, and dragging it all into the "house"... So it'll usable for about four days in June...

The boats are getting closer, they’re coming for your rentals

https://www.devonlive.com/news/devon-news/devon-migrant-boat-landing-locals-7211287

Residents have told of a large police and coastguard presence early today after a boatload of suspected migrants landed on a remote South Devon beach. A small boat was reported to have dropped off around 12 people at Strete Gate near Slapton.

Good job they don't get sunburn, the UV at sea will be horrendous.

Ghost towns - most second homes.  I can't find the original article but it's the usual suspects down here.

Five Cornish towns make list of 'ghost towns' taken over by second homes

Second homes and holiday lets are blamed for pricing out locals who are unable to find long-term affordable housing in the towns they grew up in

Five Cornish towns have made a list of places in the UK that are at risk of becoming ‘ghost towns’ due to an influx of second homes. Property website, Rightmove, has recently revealed the 20 towns across the UK where wealthy property owners have snapped up the most second homes.

Taking the number one spot is Salcombe, over the border in Devon, followed by Falmouth in second. St Ives, Newquay, Padstow and Bude are also all included on the list.

According to the most recent data shared by Cornwall Council, some areas in the county have up to 40% of properties being used as second homes. Despite government plans to give local authorities the power to double council tax on second and empty homes, many seem unconvinced that this will make much of a difference.

On a single street in St Ives, it has also been found that there are currently 31 holiday lets that are exempt from paying tax to the local authority as a result of tax loopholes. The gap between average incomes and average house prices in Cornwall is also greater than any other part of the UK, with many locals angered by the lack of affordable homes.

My only hope is that government sees second homes and holiday lets as the next tax cash cow. They seem to have finished stripping landlords of their ill gotten gains, maybe it’s now the turn of those hollowing out communities.

Plus investigating tax evasion.  A dedicated HMRC team looking at holiday lets would pay for itself ten times over.
