Yep, and houses rose in price faster than ever.

I just can't see it changing, I can't even see what will be a catalyst for change apart from interest rate rises which they will not do.

So on one topic you've started you're waiting for a BK, with the discussed catalyst being interest rates going up .... but on the other hand you're saying house prices can only go up as they won't raise interest rates. Thats not exactly joined up thinking.

Quite obviously interest rates rising is going to be the catalyst for a HPC.

Thought you were going to mention something about banging the lodgers' mums!

One should never rodger the lodger. It is a golden rule.

Not at all mate, I'm just trying to make sense of the strange world I live in.

My model of the world is flawed and i'm just trying to improve it by learning from the posters on this site. A mentor of mine many years age used to tell me "The only stupid questions are the ones you don't ask". So I'm asking questions.

Spiney.

Thats's where my model is flawed. Catch 22.

Nothing makes any sense and i'm not at all sure  what is going to happen next. Its clear that I have to do something but I don't know what?

Is hibernating an option?

Depends if that pent up demand has a good credit score, decent deposit saved up, good PAYE income, spends a lot less than comes in and can meet salary multiples for the property.

I have a lot of pent up demand for a filthy weekend with Mila Kunis & Jessica Ennis......

Depends what your buying next someone will claim it’s impossible to save enough for a house deposit on benifits.true you won’t get the mortgage but my point is it depends where you are in the country ps you can get a terrace in stoke for 60k

You can get a terrace in parts of Blackburn & Burnley for less than 60k, you would have to be mad to want to live there mind.

Not forgetting they could, like @King Pendadoes and take in a lodger or two using the rent-a-room scheme not to mention growing chickens or other live stock and breeding vegetables in their presumably large garden.

It’s always been my intention to make money from property (my pension gag)but not in the expected route.fostering lodgers downsizing are all fairgame .I’ve often mulled over buying a larger house that I don’t realy need just so I can get lodgers to buy it for me

I can do mad.but get a 3 bed one rent 2 rooms out and that’s 600 and live at the girlfriends she has no power over you has you have somewhere to retreat to and you can remove a lodger at will this removes the danger of renting it out and geting ripped off

£40 Christmas benefit, rounded up'

I've been robbed. Christmas bonus only £10-00 each per year. Probably costs more than that to administer.

Tbf I pay very little attention to the MoM figure a few big sales either going through or not happening can mess the number around. People like ThecountOfNowhere used to get WAY to excited about one month's figure and write huge long diatribes of absolute shite off the back of limited data.

Because houses are ludicrously expensive, and you can't have a functioning economy where peoples wages can't afford them a house.

Boris is looking for money to hand out to pensioners, yet the Tory preference is to spend £30 billion on housing benefit which only makes houses unaffordable, which means more people rely on housing benefit. Now i do realise much of this £30 bln is a hand out to the landlord class which he is part of, but its unsustainable.

I believe Germany spends £5bln on their equivalent of housing benefit ... or they did up until they decided to invite the Muslim world to come and stay.

Ahhhh Bless

It;s just like reading the very first ToS post a couple of decades ago:)

I think I said it once already today, there is a way things should be and the way things are I am afraid

But i agree many renters are fucked ... and will require housing benefit when they can no longer work ... and they'll have no house to sell to pay for old age care.

Who gives a f*** about paying for "old age care" when and if you retire with nothing to your name, you just flop down in an armchair  in front of a TV and get the state to look after you from that minute onwards to death, and good luck to those that do and I won;t blame many of them, many will be from ToS I might add:)

I thought landlords like yourself and that other bellend on here didn't join HPC until fairly recently.

But yes house prices will be unaffordable forever.:wanker:

Look, before you start making the huge mistake of thinking people who predict that house prices falling is probably going  to be very unlikely so they must be "landlords or owners for 20 years and in profit" there are others who are just not clouded in their thinking and done their research, which I might add does not make me right. I have heard the same arguments as yours  for several years now and at the start had the same views, some have had your views for 20 plus years.

Hand on heart I hope you get what you want but the best advice I can you is make sure you have a Plan B because the chances are you are going to need it

Democorruptcy

Lloyds were in the news last year about becoming BTL landlords. I renamed my current accout 'LloydsAreBTLScum'. At the counter, knowing the balance I like to ask 'Which account has £x in?" and they reply "Lloyds are BTL scum", I reply "I know".

That's pretty much what I did at the old place. I just assumed rent a room is tax free up to 15-17k a year. After all I'm not an accountant. There must be loads of people out there doing that. A friend on Facebook advertised another friend's spare room in London recently £1200 a month not even en suite. Wonder how much HMRC see? 😀 😀

🇸🇬 15+x salary and has been for years. Pretty sure their economy is functioning well given they have 2nd highest GDP per capita in the world in terms of purchasing power parity
