Thanks for finding that thread. Hadn’t got round to it yet.

Foreigners buying student flats in Bradford, Stoke, Leicester... and a holiday park in Ilfracombe. The mind boggles on what kind of due diligence these people didn’t do and I suppose we’re going to see much much more of this.

I am sorry (but sadly not surprised) to hear of your plight.

As we have constantly warned on Property Tribes, these rental guarantees often turn out to be pretty worthless. They make nice "bait" to attract people into deals, but then it is surprising how many of the companies go bust or start messing investors around.

I would recommend that you have a solicitor look over your contract.  That is the place to start.  Clifford Tibber at our partner solicitor, Anthony Gold in London is a specialist in property disputes and would be the ideal person to assist you.  He may be willing to look over your contract free of charge to let you know if he thinks he can help you.

Actually paying for your own solicitor to review the contract. Thats really good advice.

Of course I always recommend you do this before you pay somewhere rather than after its been bought ad the rent has been defaulted on.

I was appointed as Managing Director for Alpha Student Management Ltd (ASM) in February 2017 and Operations Director for A1 Alpha Properties (Leicester) Ltd (A1 Alpha) and Alpha Homes (Leicester) in January 2018, this was on a non-shareholding consultancy basis. 
My strategic appointment was for a number of reasons:

Firstly, the previous managing agent controlling a large portion of the A1 Alpha portfolio was becoming less efficient, less proactive and therefore more costly than necessary as a result, causing some serious concerns for the incumbent directors. I was appointed at Director level to bring some gravitas to the appointment and present the managing agent with the opportunity to improve.

Gravitas? Is that like money or competence?

Proactive ... always avoid any person or company that comes up with that. Its called doing your fucking job. Of course in this case the job is to scam asians out of money.
