a converted pub, with big, uninviting interior spaces and small windows, at more than double the price of any other sale on the road or in the postcode. not sure if hes bailing out or just getting it on the market early, but looks like building work still ongoing. to be fair, it is a lot of space.

That's a good spot. I suspect it is still the same Band as when the pub manager lived above it in the flat or whatever. If you were feeling particularly cunty, you could notify the local council and ask them to re-band it.
