I Went in a new build house over weekend seemed ok first glance but closer glance seemed to be full of bodges. Decent plot size.  One bit for the patio the just chucked a load of cheapest flags down. Had grass though but hadn’t leveled the garden so it randomly rolled away at the ends by a foot. Guttering had gaps in looked very rushed. Brickwork looked ok but when it was lit by an up light brickwork looked a bit off /wonky. Other things like loads of failed laminate flooring joints all over the place. Probably fairly minor I guess. How does it work do they sell them on the guarantee and just rush to finish and manage the snagging later?

This guy snags newbuilds for a living, so he only videos the ones with problems. Some of them are ridiculously bodged and can't have been managed properly, checked or inspected during the construction and fit out activities.

Suppose that's what you get when everyone from the site manager down to the labourers are brought in hotchpotch from the job centre / agencies. You might get a really good one, a mediocre one or a terrible one.

Any building work is dependent on the skill of the tradesmen used. Even a well known local builder will bring in other tradesmen to assist with the work. They can't be expected to be expert in all the trades and these days specialists are needed for certain jobs. Gas fitting for example. 

Even the most skilled artisan will have off days or make mistakes.

I’m not sure that the large new build estates lot use high quality craftsmen (or women).

I bought a new build 20 odd years ago from a big builder ( rhymes with Berfimmon) before I was savvy about such things. Snagging survey ran to 12 pages of faults including a hole in the roof. Several months of chasing and moaning at them got some of the jobs done but eventually, being a website dev, I put together a www.Berfimmon-Homes-Snagging.com website detailing my fault list and experience. All up front, truthful and detailed so I could cover my backside in court. I was pretty good at SEO and got it ranking above their own website on several search engines (Alta Vista days before Google). Head office got on the phone pretty quick and they got it all sorted with a small sweetener to take the website down.
