As noted on the Property Crash thread one of the clear signs of an impending crash is "We will pay your stamp duty" adverts from developers as they look to desperately shift completed but unsold stock without advertising it at a lower price than previous sales.

They also have other incentives to do this like paying your moving fees or even paying your selling fees.

They can get up to about £10k in discounts without actually reducing the headline selling price.

This practice was widespread during the last, 1988 - 96 in London, crash and is a clear sign that the market is falling but the developer wants to pretend that it hasn't done so.

A quick search doesn't reveal any in the UK but there is a first one in Australia @wherebee suggesting that the market there is already tumbling.

 

Property group to pay stamp duty for customers

There is no legal way to dodge paying stamp duty tax, but a property development group is offering to pay it for NSW residents.

This.  Once they knock the price on one, the rest are then down valued. Best to offer ‘incentives’.

Bellway, Bovis, Persimmon. They are all at it. Carpets, vinyl, turf to the rear. Not every plot mind.

Prices have long been disconnected from reality because people have been prepared to utterly break themselves to buy a house and the years of stupidly interest rates has provided them with the means by which to do this.

I'm not predicting a vertical crash, so many people have their mortgage paid off and a decent income, but for new builds aimed at FTBs it's a different matter.

Those houses are toast.
