If you look at the previous floorplan:

You can see this was previously a 2-bed over 2 floors but they've sold one floor. So not really a loss as they retain half the property. 

Can't be great though. I guess with conversion costs and all that, their effective price for the 2 flats might be £800k-£850k. Depending on the sell price it could still be a decent loss.

TBH though some areas will not be as bad as others. 

Something where supply can remain tight and there aren't off-putting nasties in the lease will be ok.

If you're wanting crisis, look at the new builds particularly where there are lots of them concentrated, high service charges, high communal heating costs.

In some other areas of concentrated supply (Croydon/Deptford/Woolwich) I reckon new builds of 2016 must be around 20% less. Someone I knew remortgaged a new build in 2020 and they increased the valuation of the flat despite no other sales (probably because still in times of loose money and there were no other sales to prove them wrong).

Seeing some chunky reductions on new build small flats in Salford recently too, Sancho Panza made a post about a developer there writing down their portfolio but I suspect it's just a sticking plaster. The local government ex machina rescue doesn't seem to be panning out nationwide then.

I have seen worse that is for sure. Like one where the entire colour scheme was black (can't find the link), that would be costly to reverse.

I remember a while ago a few of us agreed that a 2 bed detached bungalow with a big garden would be perfect for mosst people without kids but it's something you rarely see.

This comes close:

train might not be too bad depends on earliest/latest and frequency

the second one is better, trivial to rebuild walls/partition to be better for heating, especially the conservatory

Opening out to the conservatory is a stupid idea - that needs closure of some sort from the room, otherwise probably not as bad as you think, few houses have rooms stone cold and others for living in warm in the winter.
